The building is located one km. ca. north of the town of Cozzile, in the locality of Mazzalucchio, at a height of about 480 meters. It can be reached through a private road of a few hundred meters.
The location is very open and sunny but always with a light breeze that relieves the summer heat. Immersed in nature and away from the traffic and noise of the city, the property has a big private garden and a swimming pool.

Description of the house:
The one-storey house has stone walls in the best Tuscan tradition. The roof was built with chestnut beams, rafters and bricks in typical cotto tiles. The house has 3 rooms for a total of 85 sqm. Rustic furnishings with furniture mainly in chestnut wood.

The surroundings:
Massa e Cozzile is a municipality in the Valdinievole district. This territory is made up of gentle hills with a semi-circular structure in the north and a plain in the valley where the Padule di Fucecchio (Fucecchio Marshes), one of the most important wetland areas in Europe, opens up with its charm.
Montecatini Terme, with its thermal establishments, spas and historical tourist tradition, is located in the centre of the valley and is connected to Montecatini Alto by the traditional funicular railway that has been in operation since 1898.
To the west of the Valdinievole, in the municipality of Pescia, in Collodi, you can visit the Pinocchio Park and the wonderful Villa Garzoni, a splendid example of Baroque construction.

Cozzile is a small village of early medieval origin. It was a strategic military point of control over the Valdinievole and was enclosed by high walls still partially visible today with its ancient gates to the north and south.
There is a medieval-style castle here, but it is a good fake. It was built around 1850. Certainly, its mass stands mightily above the village and is visible from all parts of the valley. Around the village olive groves and woods are well suited to mountain biking and relaxing walks with animals.
Motorway exit route description Montecatini Terme / Cozzile – Casa “Cipi”
At the exit of the motorway, after about 100 metres, take the first turning on the right and immediately afterwards keep to the left, arriving after about 50 metres at the crossroads with the regional road.
At the crossroads, turn left and, after 400 metres, follow the regional road to a Y junction where you must keep to the right.
After about 300 metres you can see the Palazzetto dello Sport on the left and after another 200 metres, you can see the Kartrodromo on the right.
After a further 100 metres, you come to the first roundabout from which you exit at the second exit, practically in line with the road already travelled.
After 300 m, you will find another roundabout, from which you will exit at the second exit, practically in line with the road you have already taken.

After about 400 m, the Sesana Racecourse can be seen on the left, and after passing the railway subway, after 100 m you come to a roundabout, from which you come out at the second roundabout, practically in line with the road you have already taken.
After 300 metres you come to a crossroads with traffic lights where you have to turn left.
After 300 metres, on the left, you will see the Esse-Lunga supermarket and you will come to a roundabout from which you will take the third exit towards Margine Coperta, which is well signposted.
After 300 metres, at the next roundabout, take the first exit and then turn towards the centre of the hamlet, where you can immediately see some squares and, among other things, the town hall. After 400 m you will come to a small roundabout from which you will exit at the second exit, practically in line with the road you have already taken.
Continuing along the provincial road, after 1,700 m, you come to the village of Le Molina and then climb up towards the historic centre of Massa, which you reach after about 1,500 m.
You continue past the village of Massa, keeping to the main road, and after a few hundred metres you come to a Y-junction where you turn right towards Cozzile. After about 2,000 m of the hilly road with a wide panorama, you reach the historic centre of Cozzile, recognisable by its castle. Continue along the provincial road, passing the small village of Cozzile, and after 100 m on the left of the road, you will see an ancient margin.
After about 300 metres, on the right, you will find Via di Mazzalucchio, where it is necessary to turn into a narrow uphill road. After 200 mt. on the right, you can see a wooden sign with the writing “Cipi”. Take the white road on the right which leads after 150 metres to the house “Cipi”.
